Migration driving demand.

Recently released Census Data shows the Sunshine Coast population has risen by 11.6 per cent over the past five years. 
That's 39,700 extra people. 
This population growth in the regions is a positive thing, the problem is we weren't expecting it so suddenly during the pandemic.
Therefore the local governments didn't have enough land available fast enough, and developers weren't ready to build housing fast enough, and this coincided with building materials going up very fast.
It was a case of too much of a good thing with the resulting very high house price growth.
Recently Bernard Salt demographer revealed that despite the population surge there was a workforce reduction on the Sunshine Coast and Noosa.
He warns the lack of affordable housing as a contributing factor towards young people leaving the area, thus lowering the workforce numbers.
Maroochydore MP Fiona Simpson recently tabled a report to parliament that estimates the shortage of houses required on the Sunshine Coast is about 2000 per year.
