What is the difference between Property Business and a real estate selling agent? A. Property Business works exclusively for you, the buyer. Selling agents represent the interests of the vendor (the seller) and are therefore unable to give you impartial advice that is in your best interests. Their responsibility is to sell the property for the highest possible price. Q. Will Property Business guarantee you can find me a property? How long will it take? A. If we think your search is unachievable, we’ll tell you that before you engage us. Our usual time for a search is 3 to 6 weeks, depending on market conditions and your specific requirements. Q. How do real estate agents respond to working with Property Business? A. Real estate selling agents are highly cooperative and helpful when dealing with us. However, once we’ve found your new property, we are on opposing sides of the negotiation. It is our skill to understand and use our experience to achieve the best price and terms for our client — you, the buyer. Q. If the Property Business fee is based on a percentage of the sale price, why would you negotiate the lowest price? A. Our ongoing business is based on positive word-of-mouth referrals. That means your success is our success! As a licensed agent, we also have a clear legal obligation to represent your best interests as a buyer. Q. I have spoken to a real estate agent who said they can represent the seller and me as the buyer at the same time, and everything will be fine. How can they do that? A. They can’t. A real estate agent cannot represent and negotiate for both parties in a transaction, any more than an attorney can represent both sides in a lawsuit. Simply put, it is impossible for one agent to make sure they obtain both the highest price for the seller and the lowest price for the buyer. Q. Why wouldn’t I just contact the listing agent (through their sign at the property) to view the home? A. You could, but if their property is not suited to you then they don’t have the time, the resources, and most probably the authority to source other properties outside of their agency. Q. Will you show me properties that are ‘For sale by Owners’? A. Yes — and even properties that are not officially on the market. Q. What information can you give me regarding the property? A. Everything we can discover. Unlike a selling agent, who must NOT reveal information about things such as traffic problems, issues with schools, or future plans that could cause declining property values (because these items may make the property less desirable to buyers), Property Business MUST tell you the buyer everything we can find out about the seller and property, including the motivation for selling and any reasons the seller may have for wanting a quick sale. Q. Can I engage you to sell my existing property, as well as find me a new property to buy? A. Sorry, no. We do not list or sell properties.
